A Brickell waterfront unit at 1000 Brickell Bay Drive just listed at $3.2M — 2,800 sq ft, full bay views, private elevator. It's been on market 12 days. In Q4 2025, a comparable unit sat for 90 days before selling at 6% below ask. The fact that this one is already generating serious interest tells me the spring market is arriving early.
